Protect Your Property
In San Mateo, maintaining a clear dryer exhaust is the most effective way to protect your property and your wallet.
San Mateo Fire Department data shows dryer lint is a top cause of residential fires. Our rotary brush and HEPA vacuum system removes accumulated lint from your entire vent run, eliminating the fuel source before it becomes a hazard.
Restricted vents force dryers to run longer. Cleaning your vents restores efficiency and lowers high California energy costs - often paying for the service itself.
Removing backpressure prevents expensive repairs to your dryer's motor and heating elements - extending the life of your appliance significantly.
Blocked vents push hot, humid air back into your laundry area. In San Mateo homes near the bay with limited ventilation, this trapped moisture can lead to mold growth inside walls and around the dryer area.
Proof of Work

I addressed improper venting by penetrating the exterior wall and installing a wall vent with a 2158a rated transition duct, allowing the dryer to exhaust outside the garage rather than into the interior space. The washer was relocated within the garage to accommodate the new configuration. The homeowner was satisfied with the corrected venting system.

A comprehensive dryer vent cleaning and inspection was performed on this San Mateo single-family home, which featured a roof-mounted exterior vent cap with rigid metal ductwork running through the attic to the dryer location. The interior ductwork was found to be heavily laden with lint accumulation and debris throughout the run, restricting airflow and creating a fire hazard. The entire vent line was thoroughly cleaned from the dryer connection through to the exterior termination, removing significant lint buildup and restoring proper ventilation. The roof-mounted vent cap was inspected and confirmed to be functioning properly to prevent back-drafting and pest intrusion.

This was a fire/code compliance project we took on recently in San Mateo, CA. The home purchased a new dryer and upon delivery the dryer would not fit correctly into the existing space. I was not that the dryer was too large but rather the dryer exhaust system was not setup for the space correctly. What was needed in order to correct this situation was the installation of a wall box, which allows more space for the dryer to fit correctly and safely. The main solution that I see in tight spaces is actually a very unsafe once, usually there is a transition duct that looks like a giant slinky, installers use these because they are easy. That said they are 100% incorrect, they are not fore rated and the collapse and tear over time. In order to get our customer up and running we installed the following, A WallBox from InOvate, 12 feet of new 26 Ga hard pipe four inched in diameter a new InOvate DryerWall vent and a UL2158a rate transition duct, which now fits correctly due to the wall box installation.

This was a fun job that I took on In San Mateo, CA. The customer has an HVAC company install a dryer exhaust system for them and it did not turn out the way it should have in fact the whole setup was incorrect and a hazard. I came up with a simple solution for the customer, which was to re-route the dryer exhaust through the side of the house. The first step was to remove the existing failing dryer exhaust. Once completed I decided to go through the tile floor, this allowed me to reduce the number of turns in the line. Once the floor penetration was completed, I created and exterior penetration to exit the exhaust. You can see form the picture that the penetrations are very clean, that's because we use the correct tools in this case a diamond based core bit. At this point I installed the duct work 8' of 26 GA 4" diameter hard pipe and strapped it to the floor joists to ensure that it would not shift. I finished the run off with a vent hood from a company called InOvate to ensure a sleek look and that no critters would enter the exhaust. I also finished the inside with fire rated caulking on the floor and silicone on the exterior to prevent leaks. The customer now has an efficient, safe and code compliant exhaust system.

I was called out to see if I could get this customer need a little more room in his garage. I came up with a solution that required a new wall penetration and the installation of a MagVent. Once I completed the work the customer received an additional foot of clearance and a much more efficient dryer exhaust. These are some of my favorite jobs to do.

Customer called me our for a standard dryer vent cleaning. It turns out they had a booster fan removed and the removal was not correctly. I was able to correctly repair the previous job. This job called for hard pipe and not flexible material. Once I made the duct repair I performed a full vent cleaning and got the dryer back in a good safe working order

What We Offer in San Mateo
Clogged dryer vents are a leading cause of home fires in San Mateo County. Our professional cleaning delivers a complete solution for San Mateo homes - from 1940s Baywood-Knolls bungalows to modern Hillsdale condos. We clean the dryer, transition hose, and entire vent run using rotary brush and HEPA-filtered vacuum. Most San Mateo jobs are done in under an hour.
Many San Mateo homes built between the 1940s and 1970s have aging vent systems with crushed ducts, disconnected joints, or non-compliant foil hoses routed through walls and crawl spaces. We replace damaged sections with fire-rated, UL-listed rigid metal duct that meets current San Mateo County building code.
San Mateo's coastal proximity means exterior vent caps face salt air and moisture. We install DryerJack high-efficiency termination caps that seal tightly when inactive - keeping out pests, moisture, and back-draft while maximizing exhaust airflow.
MagVent magnetic coupling systems are ideal for San Mateo laundry closets where space is tight. The magnetic connection eliminates crushed hoses behind the dryer, improves airflow, and allows easy disconnection for future cleanings - no tools required.
San Mateo's multi-unit buildings along El Camino Real, in the Fiesta Gardens area, and near Marina Lagoon require commercial-grade vent cleaning. We serve apartment complexes, condos, and HOA communities with bulk pricing, compliance documentation, and scheduled maintenance contracts.

Warning Signs
If you notice any of these symptoms, your vent is likely partially or fully clogged and should be professionally cleaned as soon as possible. San Mateo homes built between the 1940s and 1970s in neighborhoods like Beresford, Baywood-Knolls, and Hillsdale often have longer vent runs that are more prone to blockage.
In older San Mateo homes with extended vent runs, restricted airflow traps moisture inside the drum - forcing two or three cycles per load.
San Mateo homeowners: if the top or sides of your dryer feel excessively hot during operation, heat is building up due to restricted exhaust airflow.
This is a serious fire hazard - the U.S. Fire Administration links overheated lint to approximately 2,900 home fires per year. Stop using the dryer and call immediately.
This counterintuitive sign is common in San Mateo homes with vent systems routed through walls and crawl spaces - lint bypasses the trap and collects in the duct instead.
A clogged vent pushes hot, moist air back into your laundry room instead of outside. In San Mateo's moderate climate, unexpected humidity indoors is a strong indicator of blockage.
Check the exterior vent flap on your San Mateo home - if lint is visible around the opening or the flap doesn't swing open during dryer operation, the vent is restricted.
